Community Association Manager General Description The Site Manager
is responsible for the day to day operations on the Condominium
property.The role and responsibility of the Site Manager described
below are subject to change from time to time with prior approval
from the Board of Directors. Major Duties and Responsibilities
PHYSICAL PROPERTY! Coordinate vendor services with the Maintenance
Coordinator! Ensure vendors workmanship comply with the terms of
contracts and agreements! Conduct a daily walkthrough of the
property common elements and 38 buildings! Perform weekly
inspection of the property common elements and 38 buildings!
Document deficiencies and needed repairs during daily and weekly
walkthroughs of the common elements! Immediately investigate
reports of damage to common elements and 38 buildings! Develop and
execute an action plan to cause damages to be repaired as quickly
as possible! Escalate life-threatening damages and situations to
the Community Association ManagerADMINISTRATIVE! Maintain a
repository of core Condominium documents, including, but not
limited to: ! Declarations and By-LawsSite Manager Job Description!
Rules and Regulations! Policies! Contracts! Master List of Units!
Copies of all leases! Maintain an electronic log of all contractors
on the property and in the building providing services to the
common elements! Maintain an electronic log of keys to common areas
given to contractors! Maintain an electronic log of keys to owner
units! Maintain electronic records for all units in _DATABASE_ _ _
! Answer phone calls and log all calls daily! Check and log all
voice mail messages daily! Return owner calls within 1 business
day! Draft notices for posting in 38 buildings, as needed. Upon
approval by Board AssistantSecretary (or delegate), bring notices
and ensure the notices are posted in 38 building! Comply with Board
directives! Communicate with the Board President, as needed!
Prepare Site Manager report to be submitted in the monthly Board
meeting packet! Provide administrative support in preparation and
execution of the Annual Meetings! Refer renters to the home owner
for maintenance items and questions. Log contacts with renters and
provide a report in the Site Manager report! Prepare draft
specifications to include requests for quotes to vendors for
maintenance and repair work! Purchase office supplies! Attend
regular monthly Board of Directors meetings! Prepare written
recommendations for operational improvements to the
CommunityAssociation ManagerBYLAWS/COVENANTS/POLICIES/PROCEDURES!
Document covenant violations during monthly property inspections!
Report offenders and provide a list to the Community Association
Manager in _DATABASE_ _ _ ! Respond to homeowner inquiries and
complaints courteously and diplomatically! Report all accidents and
incidents involving injury to any persons on which occur on the
property to the Community Association Manager and Insurance

accident! Maintain emergency information data on all residents!
Maintain security keys on all units in a safe and secure manner
that is accessible when necessary by authorized persons.STAFF
SUPERVISION! Collect staff time cards and complete timesheet in
accordance with established procedures! Prepare and revise work
schedules for the Maintenance Coordinator based on changing
requirement of the Condominium! Train staff on protocols and
procedures to take at the time of an emergency, incident, or
accident! Escalate staff performance concerns to the Community
Association Manager! Provide annual written performance feedback of
the Maintenance Coordinator to theCommunity Association
ManagerEMERGENCY SERVICES! Be available (on-call) for afterhours
emergency services, excluding authorized absences! Respond to fire
alarms immediately! Respond to emergency services calls and
situations relating to fire, floor, loss of water, loss of
electricity Minor Duties and Responsibilities Other duties as
assigned by the Community Association Manager and at the direction
of theBoard of Directors Relevant Skills ! Proficient in using
Internet service, MS Outlook, MS Word, and MS Excel, Google
Doc,Google Sheets, and Gmail.! Customer service and client
relations! Digital File Organization! Time Management! Strong
